Here's the thing most foundation companies won't lead with: a meaningful share of the homes we get called about don't need piers. They need the water to stop collecting against one side of the house.
Red clay only moves when its moisture content changes. If you can hold that moisture reasonably steady around the perimeter, the clay largely stays put, and the house stays put with it. Every drainage fix on this page is really a moisture-stability fix.
The Four Failures We See Constantly
1. Negative or flat grading
Soil should fall away from the house at roughly one inch per foot for the first six feet. Over years, beds get topped off with mulch, soil settles, patios get added, and the grade goes flat or tilts back toward the slab. Now every rain drains toward your foundation instead of away from it. This is the number one finding on inspections here and it's fixable with dirt and labor.
2. Downspouts dumping at the slab edge
A roof gathers an enormous volume of water and a downspout concentrates it into one spot. Discharge it at the corner of the house and you're irrigating that corner heavily every time it rains, then that corner heaves while the rest of the house doesn't. Extend downspouts a minimum of six feet, ten is better, and get them past the flowerbed.
3. Soil piled above the brick ledge
Soil and mulch should sit at least four inches below your finished floor line. When beds get built up over the brick ledge, water wicks straight into the wall assembly. It also hides the slab edge, so you can't see what's happening.
4. Nowhere for water to go
Plenty of Wichita Falls lots are close to flat, with a neighbor's yard draining into yours or a fence line that traps runoff. You can grade perfectly and still have a puddle sitting fifteen feet from the house for two days after a rain. That's when a subsurface system earns its keep.

Set that against $8,000 to $22,000 for a substantial piering job and the case for doing drainage first is easy to make — when drainage is genuinely the driver.
What a French Drain Actually Is
A trench, sloped to fall, lined with filter fabric, containing a perforated pipe surrounded by washed gravel, backfilled and either covered or left as a gravel strip. Water in the surrounding soil moves into the gravel, enters the pipe through the perforations, and is carried to a discharge point — a lower part of the lot, a street curb, or a dry well.
Three things determine whether it works: fall (it needs continuous slope, no flat runs or bellies), a real outlet (a drain to nowhere is a trench that stores water next to your house), and filter fabric (without it the gravel silts up and the system dies in a few years). Cheap installations skip the fabric and fudge the fall.
The Opposite Problem: Not Enough Water
In this county, drought shrinkage causes at least as much foundation damage as excess water. During the 2011–2015 drought, watering restrictions meant perimeters went bone dry for years and homes settled hard. A soaker hose loop 12 to 18 inches out from the slab, run on a short, frequent schedule through the summer, keeps moisture stable and costs almost nothing. The principle underneath all of this: clay doesn't care whether it's wet or dry. It cares about changing. A consistently damp perimeter and a consistently dry perimeter are both survivable. Swinging between the two, year after year, is what breaks houses.
Trees
A mature tree can draw hundreds of gallons a day out of the soil in summer, and its root radius commonly extends as far as its canopy or beyond. A large tree close to the slab will dry out that side of the house preferentially, causing exactly the differential movement that cracks brick. The answer is rarely to cut it down — removing a big tree can cause heave as the soil rehydrates. Usually it's a root barrier plus supplemental watering on that side.
Frequently Asked Questions
Can fixing drainage alone stop my foundation from moving?
Sometimes, yes — if the movement is being driven by a water problem and the structure hasn't dropped far enough to need underpinning. When movement is already significant, drainage work protects the repair rather than replacing it. A free inspection with elevation readings tells you which situation you're in.
How long does a French drain last?
A properly built system with filter fabric, correct fall, and a real outlet can run 20 to 30 years or more. Systems built without fabric silt up and can fail within five. Ask specifically whether fabric is included and where the discharge point is.
Do I need gutters in Wichita Falls?
Plenty of local homes were built without them and get by. But a roof without gutters sheets water in a concentrated line right along the drip edge — which is exactly where you don't want it in clay soil. Gutters plus properly extended downspouts are one of the higher-return foundation investments available.
Should I remove a big tree near my foundation?
Usually not as a first move. Removing a mature tree stops it drawing moisture, the clay rehydrates, and the ground can heave — sometimes causing more damage than the tree was. A root barrier and targeted watering on that side is normally the better play. Get advice before the chainsaw.
Is a French drain the same as a foundation drain?
Related but not identical. A yard French drain intercepts surface and shallow subsurface water somewhere out in the lot. A foundation or footing drain sits right at the foundation to relieve water against the structure. Which you need depends on where the water is collecting, which the inspection determines.
