House leveling is the part of foundation work most homeowners picture: jacking a settled structure back up toward where it was. In practice it's less about brute lifting and more about measurement, sequencing, and knowing when to stop.
It Starts With an Elevation Survey
Before anyone touches a jack, the floor gets measured. A contractor uses a manometer or a rotary laser to take readings on a grid across every room, then plots them. The result is a map of your house in inches of deviation — where it's high, where it's low, and how sharply the transition happens between the two.
That map is the whole job. It tells you whether you're dealing with one dropped corner, a long slow slope across the whole footprint, or a bulge in the middle from heave. It also gives you a baseline to compare against in five years, which is genuinely useful even if you decide to do nothing right now. Ask for a copy.
Rule of thumb, not gospel: most contractors and engineers start paying serious attention at roughly one inch of differential over about 15 to 20 feet, or when the slope changes abruptly rather than gradually. A house can be a full inch out overall and be structurally fine if the change is gentle. A half-inch drop over four feet is a bigger deal than two inches spread over forty.
Leveling a Slab Home

The honest caveat: a slab is a single rigid plate. It has already cracked and shifted in place. Lifting it recovers most of the elevation but rarely all of it, and pushing for the last half inch can crack tile, drywall, and plumbing that were surviving fine. Reputable crews lift to a practical target and stop. That is not them cutting corners — it's them not breaking your house.
Leveling a Pier-and-Beam Home
Far more forgiving. The structure is a wood frame resting on discrete supports, so it can be brought up in stages, one bay at a time, with shims and pier rebuilds locking in the gain. Mobile and Manufactured Homes
There's a lot of manufactured housing across Wichita County, particularly outside the city limits. These sit on their own pier and anchor systems and go out of level for their own reasons — pads settling into clay, anchors loosening, piers shifting after a wet spring. Releveling a manufactured home is a different scope from site-built work and generally much less expensive. What Leveling Doesn't Fix
Leveling addresses elevation. It does not, on its own, address why the house moved. If the driver was a plumbing leak under the slab, or water pooling at one corner, or a big tree drinking the moisture out of one side of the lot, that driver is still there the day after the crew leaves. Any estimate worth accepting will name the cause and include or recommend the fix.

How long does house leveling take?
A pier-and-beam releveling is often one to three days. A slab lift depends on pier count — roughly two to four days for a typical residential job. Tunneling or plumbing repairs extend it. Most homeowners stay in the house throughout.
Can a house be over-leveled?
