Slab-on-grade is the dominant foundation type across Wichita County. Once builders started pouring monolithic slabs in the 1960s they largely never went back, so anything from the postwar subdivision boom forward — Faith Village, Rolling Meadows, most of the south and southwest side, nearly all of newer Burkburnett and Iowa Park — is sitting on a concrete slab poured directly onto grade.

The slab itself is rarely the problem. Concrete is strong. What fails is the ground supporting it. When a section of red clay shrinks during a dry stretch, the slab loses its bearing there and cracks under its own weight and the weight of the house on top of it.

Settlement vs. Heave — They Are Not the Same Problem

This distinction gets glossed over constantly and it changes the entire repair.

Settlement is downward movement. The clay dried out, shrank, and the slab dropped into the void. This is the classic Wichita Falls failure and it is what pier systems are designed to fix. You'll typically see it at a corner or along one exterior wall, often the side with the least shade or the most sun exposure.

Heave is upward movement. Clay took on water and swelled, pushing part of the slab up. Common causes here are a leaking supply or sewer line under the slab, a downspout dumping in one spot for years, a flowerbed being overwatered, or a big tree that came down and stopped drawing moisture out. Piering a heaved slab does not fix it and can make it worse. The fix is finding and stopping the water.

This is why a plumbing test matters. Before any significant slab repair, ask whether a static plumbing test has been done. Under-slab leaks are a common hidden driver of movement here, especially in homes with original cast iron drain lines from the 1960s and 70s. Repairing the slab without finding the leak means you'll be back.

How Slab Piering Works

A pressed-pile repair transfers the weight of the house past the moving clay layer onto stable ground below, then lifts the settled section back toward its original elevation.

The contractor excavates access holes along the affected perimeter, typically five to eight feet apart. Pier segments are hydraulically pressed into the ground using the weight of the house itself as resistance, driving down through the active clay zone until they hit refusal on stable strata. Brackets tie the pier to the footing. Then hydraulic jacks lift the settled section back toward its original elevation, the load transfers to the piers, and the holes are backfilled.

Realistic expectation setting: a good lift recovers most of the elevation, not always all of it. Trying to force a slab all the way back to perfectly level can crack plumbing, tile, and drywall that were fine before. Experienced crews lift to a practical target and stop. If a contractor promises perfectly level, be skeptical.

Interior Piering and Tunneling

Sometimes the settlement is in the middle of the house, not the perimeter. Two options exist. Interior piering means breaking through the slab inside the home to install piers — cheaper, but disruptive, dusty, and it means flooring comes up. Tunneling means digging access tunnels from outside beneath the slab so the crew works entirely under the house — more expensive, but nothing inside is touched. In occupied homes with nice flooring, tunneling often wins on total cost once you factor in what interior piering does to your floors.

What Slab Repair Costs in This Market

Per-pier pricing in the Wichita Falls area generally runs $300 to $800 depending on the pier type, how deep it has to go, and how hard access is. A single settled corner might need 4 to 8 piers. A full side of a house might need 12 to 20. Whole-perimeter jobs on larger homes can exceed 30.

After the Repair

Repairing the slab stops the movement. It doesn't repair the cosmetic damage the movement already caused — drywall cracks, brick mortar, and stuck doors are usually a separate line item or a separate trade. Ask up front whether cosmetic repair is included; on most estimates in this market it is not.

Then protect the investment. Fix the drainage, keep the perimeter moisture steady with a watering routine, and keep large trees a sensible distance from the slab. Most repeat failures we hear about are homes where the water problem was never addressed.

Frequently Asked Questions

Can a cracked slab be repaired, or does it need replacing?

Full slab replacement on a residential home is extremely rare and almost never the right answer. In the overwhelming majority of cases the concrete is fine and only the support underneath it has failed. Piering restores the support. If a contractor's first recommendation is to tear out and re-pour your slab, get a second opinion and an engineer.

How many piers will my house need?

Only measurement tells. The contractor takes elevation readings across the floor with a manometer or laser level to map where and how much the slab has dropped, then places piers to support the affected span. A corner may need 4 to 8. One full side may need 12 to 20. Be cautious of any pier count quoted before someone has measured your floors.

Will I have to move out during slab repair?

Usually not. Exterior piering happens outside. You'll hear equipment and lose access to part of the yard, but the house stays livable. Interior piering is a different story — that involves breaking concrete inside, and many families stay elsewhere for those few days or at least seal off the work area.

Do slab cracks always mean foundation failure?

No. Shrinkage cracks form as concrete cures and are common, harmless, and usually hairline. The ones that matter are cracks wider than about a quarter inch, cracks where one side is higher than the other, and cracks that are actively growing. Garage floors show all of these earliest because the concrete is exposed.

What is a static plumbing test and do I need one?

It's a pressure test that isolates your under-slab drain lines to see if they're leaking. Water escaping under a slab is one of the most common hidden causes of movement in older Wichita Falls homes with original cast iron lines. If your movement is central rather than at the perimeter, or if there's heave, insist on one before repair.
