If you own a home in Wichita Falls and you're dealing with foundation movement, there's a reasonable chance the story starts around 2012.

What Actually Happened

Beginning in 2011, North Texas entered one of the most severe droughts in its recorded history, and Wichita Falls was hit about as hard as anywhere in the state. Lake Arrowhead and Lake Kickapoo — the city's primary supply — fell below 20 percent of capacity. The city moved through escalating restriction stages to Stage 5, and in 2014 became the first city in the United States to implement direct potable reuse, treating wastewater back into the drinking supply.

For homeowners, the practical reality was simple and lasted years: no outdoor watering. No lawns, no landscaping, and certainly no watering the foundation.

What That Did to the Soil

Wichita County sits on Permian red beds with reactive clay loams. Clay soil damages foundations through moisture change, not through being wet or dry. Under normal conditions, rainfall plus lawn irrigation keeps perimeter soil moisture within a reasonable band. Houses move a little seasonally and mostly cope.

Take irrigation away for several consecutive summers in a genuine drought and the band collapses. The clay dried far deeper and far more thoroughly than in an ordinary year. It shrank, pulled back from footings, and left voids. Slabs and piers dropped into those voids under the weight of the houses above.

Critically, this didn't happen evenly. It happened worst where soil was most reactive, where sun exposure was highest, where large trees were drawing additional moisture out, and where drainage had already left one side drier than another. That unevenness — differential settlement — is what cracks buildings.

Why it's still going. A house that dropped during the drought didn't automatically bounce back when the lakes refilled. Soil that rehydrated caused some heave and some partial recovery, but the structure had already cracked, and cracked structures don't reassemble. Meanwhile each subsequent hot dry summer nudges things a bit further. That's why we see cracks that first appeared around 2013 and have been quietly widening every August since.

Which Houses Took It Worst

  • Homes with large mature trees close to the slab. Trees kept extracting moisture while nothing was replacing it.
  • Homes on the most reactive clay. Wichita Falls soil is a patchwork — reactive Tillman and Vernon clay loams next to stable Miles sandy loam. Houses on the reactive side moved.
  • Homes where drainage already concentrated water on one side. The dry side dried worse, widening the differential.
  • 1950s–60s slabs with thinner sections and lighter reinforcement. Less reserve capacity.
  • Homes with existing under-slab plumbing leaks, where one area stayed wet while everything around it went bone dry.

The Practical Lesson

The homes that came through best were the ones where perimeter moisture stayed reasonably stable, either by luck of soil type and shade or because someone kept the immediate foundation zone damp within whatever the restrictions allowed.

That remains the highest-value preventive action available to a Wichita Falls homeowner, and it costs almost nothing. A soaker hose loop 12 to 18 inches out from the slab, on a timer, run short and frequent through the summer, keeps clay from swinging between extremes. Is Your House Still Moving, or Did It Settle and Stop?

This is the question that determines your budget, and it's answerable.

Some homes settled hard during the drought, stabilized when normal moisture returned, and have been static ever since. Those houses need cosmetic repair and better water management — not piers. Other homes are still creeping each dry summer, and those do need stabilization.
