Before slab-on-grade took over, houses in Wichita Falls were built on pier-and-beam: masonry or concrete piers set into the ground, wood beams spanning between them, floor joists across the beams, and a crawl space underneath. If your home predates roughly 1960 — the older streets around Floral Heights and downtown, the original core of Electra and Iowa Park, most of the farmhouses out toward Kamay and Thrift — this is probably what you have.
There's a real upside to it. Pier-and-beam is adjustable. Plumbing is accessible. You can shim a pier back up. A slab offers none of that. The downside is that it's made largely of wood sitting in a damp, dark, poorly ventilated box, and wood in that environment eventually has opinions.
What Actually Goes Wrong Down There
- Settled or failed piers. The original shims compress, rot, or fall out. Sometimes the pier itself has sunk into the clay. This is the most common finding and the easiest to fix.
- Rotted sill plates and beam ends. Where wood contacts masonry or sits near soil, moisture wicks in. Beam ends at the perimeter are the usual casualty.
- Sagging or cracked joists. Often from undersized lumber, an over-long span, or damage from someone running plumbing or HVAC through the middle of a joist decades ago.
- Termite and fungal damage. Very common in North Texas crawl spaces with standing moisture.
- Inadequate ventilation. Blocked or too-few vents keep the crawl space humid year-round, which drives everything above.
- Standing water. Grade slopes toward the crawl space instead of away, and rain gets in and stays.
Signs From Inside the House
Pier-and-beam symptoms differ from slab symptoms, and that difference is useful.
Slab movement tends to show up first as brick and drywall cracks. Pier-and-beam movement tends to show up first in the floor: a soft or springy spot, a visible dip in one room, furniture that rocks, a marble that rolls. You may also notice gaps opening between the baseboard and the floor, or interior doors going out of square while the exterior brick stays fine.
How the Repair Works
The crew works from the crawl space. In a typical releveling they:
- Take elevation readings across the whole floor to map high and low spots.
- Set hydraulic jacks under the affected beams and lift slowly — slowly matters, because a fast lift cracks plaster and drywall upstairs.
- Shim, rebuild, or replace the failed piers so the load holds at the new elevation.
- Sister or replace rotted or sagging joists and beam ends.
- Add supplemental piers where original spacing was too wide (very common in pre-1940 houses).
- Address the moisture — vapor barrier, vent correction, exterior grading — so it doesn't repeat.
Lifting is deliberately gradual. A good crew will bring a badly settled house up over multiple passes rather than in one shot.

Costs Compared to Slab Work
Pier-and-beam releveling generally runs less than an equivalent slab repair because nobody is drilling through concrete or tunneling. A straightforward releveling in this market often lands between $2,000 and $9,000. Where it climbs is structural carpentry — if beams and joists have to come out and go back in, labor adds up fast, and a whole-perimeter beam replacement on an older home can push past $15,000.
The trade-off in your favor: because the system is adjustable, small corrections down the road are cheap. A house that gets releveled and then has its drainage fixed can go a very long time without another call.
Buying an Older Home in Wichita Falls?
Get in the crawl space, or send someone who will. A standard home inspection often includes only a limited crawl space look. Is pier and beam better or worse than a slab?
Neither, exactly. Pier-and-beam gives you accessible plumbing and an adjustable structure, which makes future corrections cheap. Slab gives you no crawl space to keep dry and no wood to rot, but when it moves the repair is more invasive. In this county both types fail for the same underlying reason: moisture swings in red clay soil.
How often does a pier and beam house need releveling?
There's no schedule. A well-drained house with a dry crawl space may go decades. A house with standing water underneath or bad grading may need attention every several years until the moisture is fixed. That's the real variable — not the age of the house.
Can I level the house myself with bottle jacks?
Please don't. Lifting unevenly or too fast is how people crack plaster, break plumbing, shear gas lines, and knock a house off its piers. Elevation mapping before you lift is the part homeowners skip, and it's the part that matters most. Free inspections exist for a reason.
What is a vapor barrier and do I need one?
It's heavy plastic sheeting laid over the crawl space soil to stop ground moisture from evaporating up into your floor structure. In a damp North Texas crawl space it's one of the highest-value, lowest-cost things you can add. It won't fix bad grading, but paired with corrected drainage it dramatically slows wood decay.
My floors are bouncy but nothing is cracked. Is that a foundation issue?
Often yes, and often a fairly modest one. Springy floors in a pier-and-beam home usually point to a failed pier, a sagging beam, or joist spans that were marginal to begin with. It's typically among the less expensive foundation problems to correct — and it tends to get more expensive the longer wood carries a load it can't handle.
